When to Replace a Roof?

No roof lasts forever. While proper care and maintenance can add years to your roof’s lifespan, there will come the day when it’s time to replace it.

For most roofs, that time comes twenty to twenty-five years after it is installed. One of the first questions a roofer asks might well be the roof’s age, as this in itself can tell us a lot. The older a roof is, the less sense it will make to continually repair leaks. At some point, you will need a new roof.

Shingles that are curling and buckling are another sign of a roof past its prime, as are shingle granules that wind up in gutters, and dark or discolored singles.

Look for missing shingles as well, particularly in the valleys—the areas of your roof where snow and rain fall into the gutters. If the valleys are in poor condition, your roof is at risk for leaking. And if you have time, take a quick walk around your attic. If sunlight is leaking through the roof, it’s likely time to call a professional.
